Rental Policies

• Check-in/out: 3PM/12PM standard. Early check-in or late check-out costs 50-100% of daily rate.
• Guests: Only the booked number of guests allowed. Extra guests: $300/night. No camping.
• Minimum stay: 3 nights (standard), 5 nights (Easter/Chinese New Year), 14 nights (Christmas/New Year).
• Events/Weddings: Not allowed. Exceeding max occupancy = extra guest fee of $100/day per person over 20% of booked guests.
• Security deposit: Required before arrival; covers damages beyond normal wear, and unpaid extras.
• War/Airport closure: If your home country's airport shuts down due to war, payments convert to credit (6-month validity, same property).
• COVID-19: If mandatory restrictions affect ⅓+ of your group (45-7 days before arrival), payments convert to credit (12-month validity, same property).
• Amendments: Changing dates = treated as cancellation (Clause 7 applies). If owner can't host you, they'll offer a similar property or refund unused portion.
• Insurance: Guests must have travel + health insurance (cancellation, baggage, medical evacuation).
• Force Majeure: Owner/TLS not liable for delays/failures due to war, strikes, disasters, etc.
• Complaints: Report to staff first, then representative. Must be in writing within 24 hours of the issue; nothing accepted after checkout.
• Conduct: Bad behavior = guest asked to leave, no refund.
• Illegal activity: Prohibited; police will be called; no refunds.
• Staff: Service 7AM-10PM. No babysitting of minors by staff. Extra staff = $75/night each.
• Please note the estate may have local cats — notify manager if allergic/averse, they'll keep them away.
• No smoking indoors (shisha/hookah banned entirely).
• Noise: Keep minimal, especially 11PM-8AM.
• Food/beverage: Chef service included; food/drinks charged at cost + surcharge.
• Linens/towels: Changed every 3 days; no visible hanging laundry.
• Transfers: Arranged via Guest Experience Specialist.
• Utilities: Included, but AC misuse (windows open, left on when out) may incur extra charges.
• Furniture: Indoor furniture stays indoors.
• Insurance protection: Don't do anything that voids the property's insurance.
• Supervision/Liability: You're responsible for your group's safety, especially children near pools. No entering property wet from swimming.
• Valuables: Store in the safe; owner not responsible for lost/damaged valuables.
• Artwork: You're liable for damage to art/antiques (deducted from deposit, or billed beyond it).
• Liability limit: TLS/Owner liability capped at the rental fee paid; you indemnify them against third-party claims.
• Misc: No assigning booking to others without approval; governed by Thai law/courts.
• Payment: Deposit 50% (if booking <6 months out) or 25%+25% (if >6 months out), due within 5 days; full payment due 45 days before arrival.
• Cancellation: 45+ days before arrival — forfeited but credited for 9 months (same property). Within 45 days — forfeited, refund only if owner rebooks. Christmas/New Year — same. Missed payment deadline — forfeited.
• Guests may not bring male or female joiners back to the Property.
