Thailand Retirement Visa — Non-O Long Stay in Phuket
Live legally in Thailand from age 50+. We arrange the Non-O Retirement visa in Phuket end-to-end — eligibility, documents, embassy or in-country application, immigration escort and annual extensions.
What is the Thailand Retirement Visa?
The Thailand Retirement Visa is a long-stay visa for foreigners aged 50 and over. It comes in two main forms — the Non-Immigrant O (Retirement) issued in Thailand or at a Thai embassy, and the Non-Immigrant O-A Long Stay issued only at a Thai embassy abroad. Both let you live in Thailand for 1 year, with annual renewals indefinitely.
We work mainly with the Non-O Retirement route — it is faster, cheaper and does not require Thai medical insurance. You arrive on a tourist stamp, we convert it to Non-O at Phuket Immigration, and we extend it to 1 year with the financial paperwork (800,000 THB deposit, 65,000 THB monthly income or a combo).
Once you are on the Retirement visa we keep handling everything that follows: 90-day reporting, TM30 registration, re-entry permits when you travel, annual renewals, and we can also open your Thai bank account, support the 800,000 THB transfer (FET form) and arrange long-term housing in Phuket.

How to Prove the Financial Requirement — 3 Paths
Pick the financial path that matches your situation. We confirm what fits before booking.
Option A — 800,000 THB Deposit
800,000 THB seasoned in your Thai bank account for at least 2 months before submission (60 days for the very first Non-O conversion). Funds must remain after the visa is issued — only partially withdrawable later under specific rules.
Best for: Best for retirees with savings who can transfer a lump sum to Thailand.
Option B — 65,000 THB Monthly Income
Verified monthly income of 65,000 THB or more — pension, rental income, dividends. Confirmed by an income letter from your country's embassy in Thailand (US, UK and several EU embassies no longer issue these — check yours first).
Best for: Best for pensioners with a regular foreign pension and an embassy that still issues income letters.
Option C — Combination Method
Annual income + Thai bank deposit must add up to 800,000 THB. Example: 500,000 THB on the bank + 300,000 THB annual income (25,000 THB/mo) = 800,000 THB total.
Best for: Best when you have some savings in Thailand and partial pension proof from abroad.
These are the official Thai Immigration thresholds. We confirm exactly which one to use, prepare every document and present them to the immigration officer in Phuket.

Retirement Visa Thailand — Frequently Asked Questions
Initial Non-O Retirement (90 days) — 27,000 ฿. Full package (Non-O + 1-year extension) — 60,000 ฿. Annual extension only — 50,000 ฿. Re-entry permit — from 2,500 ฿. All government fees, photos and copies are included.
You must be 50 years old or older on the day of application. Both Non-O Retirement and O-A Long Stay use the same minimum age. There is no upper age limit.
800,000 THB (~22,000 USD) on a Thai bank account seasoned for 2 months OR 65,000 THB / month verified foreign income OR a combination of the two equal to 800,000 THB per year. We help you choose the easiest path.
The Non-O conversion is processed in 1 working day at Phuket Immigration. The 1-year extension is filed within 90 days after that and is issued the same day with an under-consideration stamp; final approval comes in 30 days.
Non-O is applied for inside Thailand (or any Thai embassy), gives 90 days extended to 1 year, and does NOT require Thai health insurance. O-A is applied only at a Thai embassy abroad, gives 1 year multi-entry from day one, but requires mandatory health insurance (40,000 USD inpatient minimum) and police clearance.
For Non-O Retirement — NO, insurance is not mandatory (we still recommend private health insurance for peace of mind). For O-A Long Stay — YES, with at least 40,000 USD inpatient and 400,000 THB outpatient cover.
No. Employment in Thailand is not allowed on the Retirement visa. Passive income (pension, rentals, dividends, online investing) is fine. If you need to work, you would need a Non-B visa with a Work Permit.
Yes. A spouse can join under an accompanying Non-O visa (Code O dependent). The spouse does not need to be 50+, but you do — and your financial proof must cover both. We handle both applications together.
You will need a Non-O visa stamp and a residence certificate from immigration. We handle both, then take you to Bangkok Bank or Kasikorn in Phuket — typically Bangkok Bank Phuket Town branch — and complete the KYC. Service fee 7,000 ฿.
A re-entry permit lets you leave Thailand without losing your visa. Single re-entry — 2,500 ฿ (one trip). Multiple re-entry — 5,500 ฿ (unlimited trips during your visa validity). Without it, your Retirement visa is cancelled the moment you leave Thailand.
Every 90 days as a Retirement visa holder you must report your address to immigration. It can be done online, by post or in person at Phuket Immigration. We set you up and can do it for you for a small fee.
Yes. The 1-year Retirement visa is renewable annually for life as long as you continue to meet the financial and age requirements. We process the renewal each year for 50,000 ฿ all-inclusive.
482 Phuket Rd, Tambon Talat Yai, Mueang Phuket District, Phuket 83000 — Mon–Fri 08:30–16:30. We meet you on site or pick you up from your hotel area.
You have three alternatives: (1) use the 65,000 THB monthly income route with an embassy income letter, (2) use the combination method (smaller deposit + smaller income), or (3) consider Thailand Privilege (Elite) Visa — no financial proof required but a one-time fee from 900,000 THB. We can discuss which fits you in WhatsApp.
